As many of you know, I have been tracking statistics from the Triangle MLS for over 20 years. I have always kept my own data in order to keep it consistent and that will continue.

Earlier this month, the Triangle MLS merged all of its data with that of the Longleaf Pine MLS, which covers Fayetteville and the surrounding areas.

I have done my best to narrow down the searches to mine the data accurately. The reason for my post today is to let you know I have come close, but it will not be perfect.

The two MLS systems share data from Johnston County, Harnett County and a couple of others. Due to the duplicate information, it is messing with my system a bit.

As a result, my statistics will be slightly off, although I believe it will be by less than 3% initially, and eventually less than 1.5%.

The biggest difference will be in the median sales price. Since the merger, my data has seen that number increase by $13,000. Based on the median sale price of $479,900, that is only a 2.7% difference.
Ultimately, with the changes I have made in my system and focusing my search by county, I believe I can still provide valuable data.
